Exclusive: The Ritz-Carlton Launches Residential Sales in Savannah
The historic coastal city of Savannah, the oldest city in the state of Georgia, is hailed as one of the “world’s friendliest cities,” which makes visiting its standout attractions like Forsyth Park a delight to explore alongside its gardens and bustling boutiques. Travelers with a taste for luxury often book suites at the Perry Lane Hotel, but if you’d like to put down some permanent roots rather than just lay low for a weekend, the upcoming Ritz-Carlton Residences, Savannah, in the city’s landmark historic district, could be for you.
The sprawling residential and hospitality complex, first announced in October 2023, spans three pre-existing structures that face Johnson Square and the iconic Bull Street with a total of 102 hotel guest rooms. Floors one to four of the 12-story structure at 14 East Bryan Street offer a signature restaurant, event space, fitness center, plus eight hotel rooms. Up to 20 branded residences are located in the middle building on floors five through 12, with 10 of them—including the penthouse—now up for grabs. TMGOC Ventures, a real estate and development firm, announced the sales launch on Tuesday, with the Rowan Stallings Group of Corcoran Austin Hill Realty handling sales exclusively.

The marble-clad former Savannah Bank and Trust building has been updated to feature Ritz-Carlton branding, but detailed elements of its embellished facade remain in place. Inside, the residential layouts vary from two-bedroom units with two full baths and a powder room to the three-bedroom, three-and-a-half-bath crown jewel. Most of the units are priced from $2.6 million, but the 12th-floor penthouse, with its Savannah River views, will run you a cool $6.6 million.
Interior renderings of the penthouse allude to an open-air layout that sets living, dining, and kitchen areas in the same sweeping space. Wooden floors, columns, and sliding doors that let out to private terraces complement the sophisticated aerie that includes a marble wet bar. Other residences also offer access to floor-to-ceiling sliding glass doors as well as lavish en-suite baths and kitchens with breakfast bar seating for quick bites.

Owners and guests will have access to the Ritz-Carlton’s lavish creature comforts, which include a dedicated concierge, a speakeasy lounge, meeting and event spaces, an all-hours fitness center, an on-site spa, and a rooftop pool and lounge. Savannah’s downtown district and the scenic riverfront are nearby for additional, off-site entertainment.
