First look: What's going in at redeveloped Paradise Valley Mall, now PV, this fall?

Some of the first restaurants and stores will open at PV, the redevelopment of the former Paradise Valley Mall this fall.

Phoenix-based RED Development announced seven new tenants at the former mall, near Cactus Road and Tatum Boulevard, which was torn down in 2021. The new leasing activity brings the first phase to nearly 100% occupancy before any of the stores and restaurants open.

Some of the first businesses to open in the new development will be:

  • TEN Sushi + Cocktail Bar, a California-based sushi and Asian cuisine restaurant.

  • The Melt, a California-based fast-casual restaurant that focuses on grilled cheese sandwiches, macaroni and cheese and burgers.

  • Hammer & Nails, a men’s grooming shop that offers barber services and treatments like manicures and waxing.

  • SkinSpirit, a medical spa with aesthetic services and treatments like facials and other skin, face and body services.

  • European Wax Center, a waxing services salon.

Some other restaurants have also announced plans to expand to PV but will open later.

Federal Pizza, one of Phoenix-based Upward Projects’ restaurants, will open a location in the PV development in 2025. The location will also small market with beer and other items, like pints of ice cream from Churn.

Hawaiian Bros Island Grill, a Hawaiian restaurant with several locations around the Valley and nationwide, also plans to open in 2025.

PV includes about 100 acres of land, and the redevelopment has focused on residential development and destination retail. Whole Foods Market, Blanco Cocina + Cantina, Flower Child, Trevor’s Liquor, Sephora, Aveda, Wren House Brewing Co. and Frost Gelato have already announced locations at the development.

A 400-unit apartment complex, called AVE Paradise Valley is under construction, and LifeTime, a luxury gym operator, will begin construction soon on a development that will include both an “athletic country club” and luxury apartments, which is expected to open in 2026. Fender Musical Instruments is also opening an office at PV.
